Quiet crescent, x dos Tudor style residence on large lot, 4+2 bedrooms, magnificent view, 2 cor garage, asking $1 T4030.ro he t t , Westmount on 12] %0 fet lon croc re 15 5 gy a C A, double garage, wskog $2,700,000. ppp er ii Valuation sample shows some districts affected more than others By Andy Dodge The eastern side of Westmount and the Summit area are among the hardest-hit by valuation increases in the 2001 valuation roll, a survey by The Examiner shows.This means that single-family homeowners in the area can expect to see higher tax increases than those in other areas of the city, assuming taxes © going up next year.Still, anomalies are sprinkled throughout the new valuation roll, which was deposited at City Hall on Sept.13.And the possibility of variable tax rates\u2014coupled with the fact that Westmount will be paying a larger part of the Montreal Urban Community (MUC) budget\u2014makes it difficult to predict exactly what will happen to Westmount\u2019s tax rate in January.Single-family valuations are generally up anywhere from 9 to 33 per cent, while duplexes and triplexes are up exactly 9 per cent, for the most part.Condominium owners will find their assessments only slightly higher, though some converted duplexes and triplexes are up by 10 per cent, and the valuations of commercial properties are generally down, thanks mainly to a wholesale reduction in land values.While the last roll in 1995 showed fairly uniform changes\u201410 to 15 per cent decreases\u2014in almost every part of Westmount, the latest figures are much more erratic, with increases of 33 per cent in eastern Westmount.12 per cent in the central residential sector, 33 per cent south of King George Park, a mere 9 per cent in the west between Sherbrooke Street and Côte St.Antoine Road while going up 19 per cent to the south and more than 20 per cent to the north of that area.Houses along The Boulevard were spared in the current roll: while the sample shows one with an 8-per cent drop, the general rule on The Boulevard is a one-per cent increase.Anomalies abound.as well.led off (in the sample) by 71 Arlington Avenue whose total valuation is going up by 56 per cent while houses all around it are up by only 16 per cent.This is closely followed by 340 Wood Avenue.whose valuation is going up 55 per cent while neighbours\u2019 houses are up.again.by 16 per cent.For 124 Clandeboye, the hike is 30 per cent while neighbours and houses opposite are 28 per cent, 44 per cent and 23 per cent.A 30-per cent hike was assigned to 24 Anwoth Road while other houses on Anwoth went up generally 16 per cent (26 Anwoth was up 23 per cent), and 90 Sunnyside was up 25 per cent while most of the other houses on the west part of Sunnyside went up 13 per cent, as they did on Upper Belmont Avenue.Land values in residentially-zoned areas are almost universally unchanged, except for the Arlington- Strathcona area and as far west as Roslyn Avenue, and some of the land between Sherbrooke Street and St.Catherine Street in central Westmount.On the other hand, land in high-rise or commercial areas has seen a reduction of anywhere from 13 to 34 per cent, and while building values went up for those types of property, often this was not enough to counteract the huge land reductions.It is worth noting that MUC evalua- tors juggled building values even in the residential areas, so that duplex values stayed at a uniform 9-per cent increase.even on Mount Stephen Avenue, where land was hiked 12 per cent.and St.Antoine Street, where land dropped 36 per cent to reach a value of $9 per square foot.Among condominiums, the general rule among high-rise condos varies from 2 to 4 per cent increases.but con- dominiumized duplexes and triplexes had increases of from 10 to 12 per cent.At 399 Clarke Avenue, most apartments actually lost 13 per cent of their tax value; the two addresses at 459 and 461 Grosvenor Avenue had increases of 49 and 53 per cent.respectively, while condos elsewhere on the block were all up 12 per cent.While some of the condominium buildings are located in commercial areas.none of the land lost value as the neighbouring commercial buildings did.but in fact some condos saw sharp increases in land value.though this did not affect the overall valuation increases.Results of the survey are as follows: Address 1995 2001 Land Bldg Total Land Valuation + Valuation % % - WO IBUILIEXIIUNOWISIM MAM - HINIINYXT INNOILSIM IHL Page 4 - THE WESTMOUNT EXAMINER - www.westmountexaminer.com - Thursday, September 28, 2000 LOCAL NEWS Montreal melon makes a marvelous festival By Patrick A.Kerkhoven estmount celebrated the return of the fabled Montreal melon last Sunday afternoon in Victoria Hall, with an estimated 300 to 400 people visiting the show.\u201cIts wonderful that Westmount can host such an event,\u201d said Westmount Mayor Peter Trent.Organizer Lee Taylor of the Westmount Historical Association (WHA), was beaming from the positive response people gave.\u201cI'm very pleased with the turnout,\u201d she said.\u201cThere was great spirit to it, and that's what I was really trying to achieve.\u201d The melon festival came to life as a result of Ken Taylor, owner of Windmill Point Farm on Ile Perrot, who obtained one of the vary last of the Montreal melon seeds known to exist from the University of Iowa in the United States.Taylor cultivated the melon for two years, trying to find the purest strain of the seed that would produce the characteristics of the melon once adored as a delicacy across the continent.After two years, Taylor donated about 2,000 of his seeds to the WHA, which sold The melon competition saw some very creative entries them as part of their fundraising campaign to renovate the old Westmount train station.The WHA's overwhelmingly successful sale of the seeds made Sunday\u2019s festival possible.\u201cIt was an incredible success,\u201d said journalist Barry Lazar, who hosted the event.\u201cThere were several hundred people here, and 1 got the feeling that they really got off on this.It worked for two reasons: first, it\u2019s fun growing stuff and participating in something new; and secondly, this is a really silly thing.\u201d Lazar is a large reason the story of the Montreal melon received the public awareness it did.He wrote an article for The Gazette in 1991 about the melon\u2019s extinction, which led his fellow reporter Mark Abley to search for the last strand of seeds in the United States.From there, Abley contacted Ken Taylor, and the rest is history.The festival featured many contests, including the best limerick or poem in honour of the melon, won by Mary Hall: best drawing or painting, and best melon story, both won by Valerie Aitken; the tiniest melon, won by Edmund Lam; best under ten pounds, won by Christopher Marks; the prettiest melon, won by Joe Mercatini; the \u201cMonster Millennium Melon,\u201d won by Adrian Gould; the best- dressed melon, won by Tristan Eves in the under seven category, and Mikiko Van Horn in the eight- to 12-year-old category; and the melon grown farthest away, won by Marie Stevenson, who grew hers in Vancouver.\u201cWestmount can be proud of the songs and limericks that came out of this,\u201d said Lee Taylor.The Montreal melon is fortunate to have found an abundance of support in Westmounters, many of whom grew the melon in the yards.\u201cThe reason the project succeeded in Westmount is because there were enough people in the city to whom this was important,\u201d commented Lazar.\u201cPeople worked together and since no one really knows what to do with the melon as far parlons Prix imbattable!! nominated to the GMAA (Greater Montreal Athletics Association) all-star team as the starting left wing in his final year at Selwyn house.Raymond scored 40 goals in his Pee Wee BB season and Raphael's artists\u2014photographer Alicia Johnson and sculptor Frances Samuels.Johnson's photographs are from her \u2018Writers\u2019 series, which consists of portraits of Canadian literary figures such as Mavis Gallant, Robertson Davies and Marie-Claire Blais, as well as international writers Wole Soyinka of Nigeria, Octavio Paz of Mexico, André Blink of South Africa and Karel Sictank of the Czech Republic.Her specific focus on the artistic individual emerges from her heartfelt passion for the world of art, and since her marriage to writer Robert johnson, she has travelled extensively between North America and Europe, and has ou can t start a fire had access to many of the world\u2019s leading literary and artistic personalities.Samuels draws much of her inspiration for her intriguing sculptures from the female form.Working in wood, bronze or stone, Samuels says she is concerned with taking the classical form and modifying it\u2014a process that often leads her towards
