under president Doug McDougall, it co-organized public meetings with the City to discuss precautions against the Y2K computer threat. And then there was the long municipal merger and demerger saga, which was a huge issue during president Kathleen Duncan's tenure. The iconic image of Duncan and Jane Martin shivering in the winter cold as they stood out on the corner of Sherbrooke and Victoria selling ‘Je Me Souviendrai® stickers is an enduring testament to Westmount's fortitude during that unfortunate period. And now, under dedicated past-president Dr, Henry Olders, the WMA continues to play a vibrant and much-appreciated role in Westmount, co-organizing Meet the Candidates mights and electing the Volunteer Citizen of the Year, among many other projects. When current members and guests of the WMA gather this Saturday evening for a gala reception to mark their centennial, there is sure to be a lot of self-congratulatory rhetoric tloating through the room, and for good reason, It's easy to heap praise on venerated insti- LETTERS TO THE EDITOR Meter maintenance needs upgrading To the editor The efficiency with which Westmount gives out parking tickets is of the highest calibre.Too bad that efficiency doesn’t extend .to the maintenance of the parking meters. So many times 1 have putan a loonie, only to have it drop and not register.1 know one is supposed to phone in that mformation, but that is not always possible and 1t is sometimes met with suspicion.| am finding this to be widespread throughout Westmount.Doug Muncey Sir G.E Cartier.Montreal Let's consider the all costs plans to provide a second NHL-sized rink at the arena would certainly mitigate against such a project.which would put an unjustifiably heavy financial burden on all Westmount taxpayers for the benefit of a very few of them. The project also threatens to unreasonably disrupt the lifestyle of nearby residents, typically due to increased traffic and a lack of adequate parking.Particularly at this time of global financial crisis, to fritter away millions of dollars on such a project would be utterly irresponsible. Before any more funds are expended on drilling and other preparatory work.there should be a referendum: first giving Westmount taxpayers all the information, pro and con, concerning the project, and letting them vote on whether to approve the construction of a second NHL-sized rink.Sendus your letters The Examiner welcomes letters from readers on issues of local interest.Letters should be sent to larsenw@transcontinental.c: (preferable), by fax to 514-484-6028 0 by mail to Letters to the Editor, The Westmount Examiner, 345 Victoria Ave.suite 308, Westmount, Qc.H3Z © 2N2.Only letters bearing the writer's full name, address, and a daytime contact phone number will be considered | for publication.Hand-written letters will not be accepted.Letters may be edit- MV uuuay, I vOVEINDEL 13, 2008 www.westmountexaniiner.coln tutions, but in the WMA's case it is all well ed for length and/or clarity.deserved, for few other municipalities can To the editor: John D.Dorey me , rer boast of such a worthwhile civic organization.A cost/benefit analysis of Westmount's Victoria Avenue Westmount Publisher: Denis Therrien News director: Marc Lalonde Printed by: 12003 | N : Di Editor: Imprimeries Transcontinenta inc, { INE x + Nancy Macdonald | ca Regional Manager: Louis Mercier Division Transmag * filer., .; this year, including a former bungalow at 18 Summit Circle which has been entirely reconstructed and modernized with a view over the entire city, which sold for $4,375,000.The other sale, the mansion at 3803 The Boulevard, sold for “$1 and other good and valuable considerations,” which were declared on the deed as having a value of $4.1 million. Those two top a list of 16 single-family homes for which deeds were signed in mid-summer, helping pull up the average purchase price to almost $1,454,000, the highest raw average price since March of 2005.The average markup over municipal evaluation was 30 per cent, which means the ‘typical’ Westmount house with a valuation of $998,480 would have been worth just over $1.3 million.Westmount also received six new deeds which had been registered in April and a bevy of deeds registered in June but not included with the regular sales lists for that month. The addition of 13 more sales for single-family houses in June brings the total for the month to 41, the highest number registered in a June since 1999.June is normally the busiest month of the year for signing deeds, and certainly this year is no exception, The Montreal registry office may produce more deeds for July, as well, considering the list provided does not have any sales registered between July 15 and 22 which appears somewhat suspicious, though it is possible. In April, the ‘extra’ deeds include two single-family dwellings, three condominiums and a share of the triplex at 84-88 Somerville Avenue, including exclusive use of 88 Somerville. For June, the late arrivals include the highest-priced sale of the month, 815 Upper Lansdowne Avenue, which sold for $3,275,000.Besides the 13 single-family additions, a two-family home which was marketed as a single-family home at 4450 de Maisonneuve Boulevard sold for $900.000, and a 70-per cent commercial building at 4263-65 Ste.Catherine Street West, between Olivier and Clarke Avenues, sold for $1,160,000.As for july, the lowest price among single- family homes involved 136 Irvine Avenue, for $440,000, which is the lowest price registered for a Westmount home since February, 2007.That was slightly more than its municipal evaluation, but in fact 588 Lansdowne eee Le re Avenue sold for even less than tax value, though the amount was $740,000.Highest markup for the month was registered in q $1,325,000 sale of 3756 The Boulevard, which | was only evaluated at $771,400.Overall, 10 of the 16 sales in July went for more than $1 milion, again indicating that the $1 million mark is now commonplace in Westmount. Both of the home sales added to the April list and seven of the 13 latecomers in June were for more than $1 million.Only one deed was signed for a cando- minium in July, though two co-operative apartments were sold as well as the small apartment building at 4652 Sherbrooke Street, between Lansdowne and Roslyn Avenues. The three condos added to the April list bring the total number sold in the second quarter of 2008 to 18, with an average markup of only 10 per cent compared to the average markup for single-family homes hovering around the 30 per cent mark. The new sales provided by the registry office bring the total one- and two-family list for the year to 127, compared to an average just under 118 over the last dozen years.By July of last year some 130 sales had been registered, but otherwise this year’s volume is the strongest it had been since 1999.NOTE: The preceding article relates to the registration of deeds of sale for Westmount property in April, June and July, 2008, provided by City officials.A list of sales can be found on Page 9.October sales: still sliding Andy 1 dodge estmount sale prices continued their slide in October, down some 17 per cent since they peaked in November last year.Volume rose slightly from September, but is still well below average, with nine sales in October averaging $1,073,944 — some 18 per cent above valuation.Prices ranged from $490,000 to $1.795,000, two sales were for less than their municipal value and the highest markup was only 53.5 per cent.Four of the nine sales topped the $1 million mark, but none was over $2 million.Almost one in four of those houses still on the market is asking more than $2 million, but there are no reports of sales in that category since August.Only vne sale involved à new listing, all the rest were properties which had been on the market for more than 100 days, including two which had been marketed for more than a year. The average days-on-market soared to 239 days: in September the average had been 187 days which was the highest figure in two years. The 239 1s the highest we have on record since March of 2000.Some of this is because very little new real estate ts coming on the market now, but much of it is because these listings have been on since the springtime, and owners are getting anxious. Those who listed in the past few months are willing to wait for the spring market, unless they get their price right away. Two condominium sales were reported in October, both of flats in converted duplexes, for prices of $380,000 and $465,000.While 1406000 {AVERAGE ADJUSTED PRICE OF TYPICAL” WESTMOUNT HOME.: i BY MONTH, JANUARY 1996- OCTOBER 2008 | 1,300,000 i BASED ON ACCEPTED OFFER DATES i +.200,000 [LAST vontas 1350 these areas are generally up about 10 percent compared to last year, but the sample size is so small that it is difficult to be more precise about market movements. Now that a provincial election has been called, the local market might be somewhat hesitant and volume might stay at a low ebb, but hopefully by next spring there will be a clearer idea of the direction of both the Canadian and world economies, which should bode well for Westmount's real estate market.NOTE: The preceding article relates to offers to purchase Westmount residential dwellings which were reported by the local real estate agents as having been accepted in October, 2008.Because they are not final registered sales, the addresses and prices cannot be made public.but give a good idea of current trends in local real As with any other decorative or fashion item, wallpaper has a lifespan. When homeowners forget this principle of design, wallpaper becomes old news.Timeless homes are rare and are the result of experimental or expensive transformations. These homes make history; they don’t become it! [ will add that a wallpaper style has a lifespan of five to 10 years, depending on the design. With trendy and gorgeous patterns available, the right wallpaper in a room can make quite an impression. If you decide to work with wallpaper, you must keep in mind that in North America you can purchase a variety of papers sold in different dimensions; European papers usually come in lengths of 11 yards per roll, known as double rolls, and American papers in rolls of five yards, also knows as single rolls. The width of the roll depends on the manufacturer and the pattern on the paper, so be warned to calculate accordingly! European rolls can usually cover up to 57 square feet of wall surface. However, this is not always guaranteed. You must also calculate that every time you make a cut to create a panel, you are generating loss. And, considering the possibility of making mistakes 1s a must.* See part two of Wallpaper 101 in next month's Real Estate section.Eros Greatti is Canada’s Top Interior Designer® 2006 and 2007.For more information or to suggest topics, he can be reached at 514-272-3767.es eli Fist time on the market in 80 years!
