Whoever says that Montreal doesn’t have a viable acoustic folk live scene is simply not paying attention.The line-up at this year’s Folk Fest on the Canal could blow the roof off any venue.It’s just as a well it’s an open-air event.The Folk Fest on the Canal takes place Saturday, June 19 and Sunday, June 20 at the St-Ambroise Terrace (5080 St-Ambroise Street.) two sales went for less than the city tax value, including 35 Church Hill which brought less than 75 percent of the $1,490,100 valuation.In February, the only house which sold over the $1.5 million mark was 331 Lansdowne Avenue, another detached home backing onto Westmount Park.Prices went as low as $440,000 for 100 Abbott Avenue, a small cottage at the bottom of that street which had changed hands in May of last year for $250,000.That price was well below the next-lowest price, $960,000, for 628 Victoria Avenue.The February sales list saw 89 Holton Avenue go for $1,200,000, almost double its valuation, while 217 Edgehill Road went for just over $1 million while being evaluated at $1,338,500, the only markdown of the month.Only two condominiums changed hands in the two-month period, one a converted duplex flat at 512 Prince Albert Avenue, the other an apartment in the former Pom Bakery building at 4700 St.Catherine Street.The only other sales in the two months included a triplex at 3017-21 St.Antoine Street which changed hands for $540,000, a co-operative flat at 41 Bruce Avenue which went for $378,000, the lowest price of the two-month period, and one of the redivided lots on the northeast side of Surrey Gardens, which had been sold off by Oratoire St.Joseph last September for just under $133 per square foot; this time it went from the developer to private buyers for $175 per square foot.Sales in January and February generally report sale prices which were negotiated between September and November last year, with some transactions dating back to August.For one- and two-family dwellings, the average in the two-month period indicates a markup of 26.7.percent over valuation, roughly the same as the average for the entire year 2008, but up substantially from the 117 percent average markup for 2009.Next year’s valuation roll is supposed to be based on the market value of July, 2009, and this will have to be watched carefully.HOME TRANSFERS IN JANUARY 2010 FROM 6631681 Canada Inc.Geoffrey Heward ADDRESS 100 Abbott 11 Belfrage 4386 de Maisonneuve 217 Edgehill 89 Holton 33) Lansdowne +4329 Montrose 18 Renfrew 628 Victoria 701 Victoria 416 Wood Cynthia Van Frank Mary Gulotta TRIPLEXES 3017-21 St.Antoine Paul V.Dupuy Leblanc CONDOMINIUMS 4700 St.Catherine, #208 Normand Leroux SHARE SALES 41-43 Bruce, 55% Nadia Zouaoui Valuation is 55% of $327,400.Jim Lawrence Keon & Kathleen Baktis Westmount Capital Corporation Inc.Douglas A.Choy & Stephane Dubreuil Peter R.O'Brien & Lorna Jean lelfer Stephanie Brenhouse & Brian Wolfe Jill Rosemary Freeborough & Hugh Berwick Peter E.Gross & Doris Black TO | Bayrammuhammet Ushmekov Carolina Strano David Tanner Lisa McConnell Jonathan Sokoloff Elaine Lalonde & Eric Simard Jason Yujnovich & Zoe Alexandra Ryan Martine Laberge & Vincent Bégin Yi Zheng & Xiang Bin Xue James Shannon & Maude Leblond The Zalmacv Family Trust Katalin Papp Marika Hillebrandt-Broere Robert Gordon & Beatrice Bousser 2007 PRICE VALUATION $440,800 $331,700 $1,355,000 $911,200 $1,195,000 $714,000 $1,001,400 $1,338,500 $1,200,000 $615,000 $1,550,000 $1,060,000 $980,000 $800,000 $1,477,500 $1,103,800 $960,000 $726,000 $1,365,000 $935,000 $1.280,000 $916,200 $340,000 $425,600 $324,000 $415,600 $378,000 $290,0701 Les Pavages Spinelli inc.Serving Westmount for over 16 years » Asphalt * Uni-Stone * Cement Work * General Work Free Estimates Carlo : Ly 327-6462 €, 494-4981 3331149 WINDOW WASHING HOMES + OFFICES MONTREAL WINDOW CLEANING 392-1363 3335625 1904-2010 Window Cleaning Excellence for 106 Years ND we Notaries Durso & Younanian Andrea F.Durso * Arthur Younanian 4635 Sherbrooke West Westmount, Quebec T.514.931.2531 E 514.931.2534 © 5 bedroom, 3 1/2 bath detached home, in the Priests Farm, garden, WESTMOUNT - Exceptional mid level 4+1 bdrm, fully renovated steps from Murray Hill Park.$1,679,000 garage.$1,295,000 WESTMOUNT - Between 2 parks.La > fod OUNT ADJ.- Superb 6 1/2 lower.WESTM GROUPE SUTTON CENTRE OUEST INC.- 514 933-5800 33562617 ‘QI QUN{ AEPSINU] UIONIOULUIEXIJUTIQOUIISIA MMM c E 6 010 Hl0 Thursday, June 10,2010 www.westmountexaminer.com à Andy Dodge À Real Estate (NOTE: The following article relates to offers to purchase Westmount residential dwellings which were reported by the local real estate agents as having been accepted in Muy, 2010.Because they are not final registered sales, the addresses and prices cannot be made public, but give a good iden of current trends in local real estate activity.The graph secu on the right offers a picture of these trends over time.) Westmount’s springtime real estate market ended with a sigh as May drew to a close, while agents desperately tried to clear oul inventory before the summer begins.So far agents have posted only nine home sales for May, which along with March and April represents the busiest season for selling Westmount real estate.Volume so far this year is up only slightly from the first five months last year, when the financial world was reeling on the brink of collapse, but otherwise at its lowest point since the referendum years of 1994-95.Only one sale topped the $2 million mark in May, all the rest were under $1,500,000 and four of the nine were less than $1 million.The average markup over valuation dropped to 16.7 percent compared to 39.7 percent in April, and only three of the houses were on the market for less than a month.Instead.it seems, agents got busier in the condominium market, with five new sales bringing the second-quarter total to 11, compared to only cight inn the second quarter last year, and June figures have still to be added.Markups are generally lower than they were in the first three months of 2010, down from 30.4 percent to 18.1 percent, only one sale topping the $1 million mark.If we suggest that buyers are resisting the higher prices in Westmount, how would we explain that only one more sale ENTREPRENEURS ELECTRICIENS MASTER ELECTRICIANS Serving Westmount for over 60 years ¢ Specialized in renovations in older homes * Generator installations * Fast and reliable service Te.481-0125 5800 St.Jacques W.Member.Corporation des Maîtres Électriciens du Québec 2787254 i May Sales: in adjacent-Westmount was posted in May, on Circle Road, plus half a duplex (condominium) on Victoria Avenue near Queen Mary Road?No new sales were reported in eastern Notre Dame de Grice, nothing to report in the Trafalgar-Daulac area, nor in the “Golden Square Mile” or Shaughnessy Village.Even rentals are down this year.Last year the Montreal Real Estate Board reported 17 Westmount homes had been rented in the first five months, with prices as high as $10,000 a month.This year, the number is only 12 and the highest rent is $8,500.We were encouraged by the April figures after a slow March, now we are less than enthusiastic about May.Last year the market picked up into the summer months;
